Read the actual tenure
Use the project or title documents to establish tenure and the lease commencement date where relevant. A label such as 99 years does not mean 99 years remain at the time of purchase. Ask your solicitor to confirm the interest being acquired.
Keep unknown commencement dates visibly unknown. Do not infer a precise remaining lease from the launch year or completion year. Those dates describe different events. A useful research record distinguishes them.

Test financing and CPF use separately
CPF housing usage depends in part on remaining lease and the youngest relevant owner’s age, alongside other conditions. Use the official housing usage calculator for a checked estimate. A long account balance is not an assurance that all funds can be applied to a short-lease property.
Ask the lender about the specific property’s financing. Do not assume that two homes with different tenure and remaining lease receive the same valuation or loan terms. Age, income and existing debts remain relevant even when the property is freehold.

A tenure premium still needs a budget
Compare total quantum and the home’s usefulness, not the tenure label alone. If a preferred tenure requires a smaller layout or a less suitable location within your budget, make that trade-off explicit. A property can have attractive tenure and still be an unsuitable home.
Avoid guaranteed resale or collective-sale assumptions. Future market demand, building condition, management and planning circumstances are uncertain. Do not fund today’s commitment with an assumed windfall. Instead, ask whether the purchase works under ordinary ownership and a conservative exit.

Build a balanced shortlist
Record tenure, verified lease start, asking price date, space and recurring costs side by side. Add your own intended holding period and lifestyle needs. This makes clear why one alternative may fit even when another has a more appealing tenure label.
For complex title, CPF or financing questions, obtain the appropriate professional review. HomeVantage’s comparison is a research aid and does not establish title, valuation or legal eligibility.
